Documents Needed to Sell a Property

Last Update 3 months ago

Having complete and accurate documentation ensures your property sale is legal, transparent, and fast. Here’s what you’ll need as a seller.

1. Proof of Ownership

  • Original Sale Deed / Title Deed
  • Allotment or Transfer Letter (if issued by a housing authority)
  • Mutation Letter (Fard) showing your name in property records

2. Society / Authority Documents

  • No Objection Certificate (NOC) for Sale/Transfer
  • No Dues Certificate (confirming all payments are cleared)
  • Possession Letter (for developed plots or houses)

3. Financial and Tax Documents

  • Property Tax Clearance Certificate
  • Utility Bill Receipts (gas, electricity, water)
  • CNIC Copy (seller and buyer)

4. For Registration and Transfer

  • Sale Agreement (signed by both parties)
  • Payment Receipts or Pay Orders
  • Stamp Duty and Registration Fee Receipts

Tip: Always keep attested photocopies of all documents. A legal advisor can help you prepare your transfer file for the registrar’s office.
