When buying a property in Pakistan, having the correct documents ensures a smooth and legal transaction. Below is a checklist of documents every buyer should have.
For the Buyer
- Valid CNIC (Computerized National Identity Card)
- Photographs (passport size)
- Proof of Income or Financing (if required for loan verification)
For the Seller
- Original Title Deed / Sale Deed
- Allotment Letter or Transfer Letter (from housing authority or society)
- Possession Letter (if property is ready for handover)
- No Dues Certificate from the relevant housing society or authority
- Previous Utility Bills (to confirm all dues are paid)
From the Housing Authority / Society
- NOC for Sale/Transfer
- Property Tax Clearance Certificate
- Approved Site / Building Plan
For the Transaction
- Sale Agreement (prepared by both parties)
- Bank Draft or Pay Order for payment proof
- Stamp Duty and Registration Fee Receipts
Having all documents verified and attested will prevent disputes and speed up the transfer process.
