How to Verify Property Ownership and Title Deeds

Verifying ownership is one of the most critical steps in buying property in Pakistan. Here’s how you can do it safely.

1. Check the Title Deed

Ask for the original Sale Deed or Allotment Letter.
Ensure the seller’s name matches their CNIC and the property details.

2. Visit the Land Record Authority

Different provinces have digital and manual land records:

  • Punjab: Punjab Land Record Authority (PLRA) – www.punjab-zameen.gov.pk
  • Sindh: Sindh Board of Revenue – sindhzameen.gos.pk
  • KPK: Khyber Pakhtunkhwa Land Record Authority
  • Balochistan: Visit local revenue office

You can check Fard (ownership record) using the seller’s CNIC or property number.

3. Verify NOCs and Society Documents

If the property is part of a housing society, confirm:

  • The society is approved by CDA, LDA, KDA, or the relevant authority.
  • The property has a valid No Objection Certificate (NOC) for sale or transfer.

4. Confirm Tax and Utility Dues

Request clearance certificates to ensure there are no unpaid taxes, bills, or mortgage obligations.

5. Use a Professional Property Lawyer

A qualified lawyer can help you:

  • Verify title authenticity.
  • Review the sale deed and ownership history.
  • Ensure all documents comply with local laws.
