Before buying or selling property, it’s essential to understand how ownership works in Pakistan. Property laws define who can own land, how ownership is transferred, and what protections are available to buyers.

Types of Property Ownership

  1. Freehold Property
    The owner has complete ownership of both the land and the building. Freehold properties are usually located in housing societies or private developments.
  2. Leasehold Property
    The land is leased from a government authority (such as the CDA, KDA, or LDA) for a fixed period — typically 33, 66, or 99 years. The buyer owns the structure but not the land.
  3. Co-Ownership / Joint Ownership
    When more than one person owns a property, their ownership share is defined in legal documents.

Who Can Own Property in Pakistan

  • Pakistani citizens (residents or overseas) can freely buy, sell, and transfer property.
  • Foreign nationals require special permission from the Board of Investment (BOI) or relevant authorities.
